Wynwood developer targets entire city block

Miami’s preliminary OK to change zoning and land use in the heart of Wynwood may clear the way to redevelop an entire block, adding multi-family residences and shops. A final decision may come this month.

WestdaleWynwood LLC plans the major mixed-use project between Northwest 30th and 31st streets and Second and Third avenues. The plan is to construct about 171 residences, said attorney Steven Wernick on behalf of the developer.

Mr. Wernick told Miami Today the project will likely include a future mixed-use phase along Northwest Second Avenue under existing zoning, with ground floor neighborhood-oriented services and retail that would enhance the existing commercial corridor.

The properties fronting Second Avenue owned by WestdaleWynwood are already zoned so they could be redeveloped for a mix of commercial, office and residential uses up to five stories, said Mr. Wernick.

The proposed rezoning would accommodate a mix of residential types and sizes, and provide for a reasonable transition in scale since the building height would go from five stories to three on the north part of the block, he said.

Juan Mullerat a Big Infill & New Downtown Districts panelist at CNU Florida Summit

WILL SHARE KEYS TO CREATING HEALTHY, 

CONNECTED COMMUNITIES

Juan Mullerat will serve panel that explores urban infill development on a variety of scales. The presentation will take place March 2 in Tampa and the Congress for New Urbanism’s statewide conference.

Mullerat will present PlusUrbia’s successful urban design for infill projects such as the Wynwood Neighborhood Revitalization District, which has won national, state and regional awards from the American Planning Association.

He will also detail PlusUrbia’s work in Little Havana as a partner of the National Trust for Historic Preservation. That signature project aims to preserve and enhance Miami’s Little Havana through design guidelines and other healthy living interventions.

Mullerat’s presentation will also look at small scale, low cost, high impact infill projects such as parklets and pocket parks.

WYNWOOD WALLS GARDEN: an art oasis in the heart of Wynwood

Wynwood Walls Garden will create open space filled with art on the
edge of the famous Wynwood Walls and Wynwood Doors

PlusUrbia Design, in collaboration with Goldman Properties, designed the first major urban open space in the heart of Wynwood since the Miami-based studio’s award-winning Wynwood Revitalization District was enacted by the Miami City Commission. Wynwood Walls Garden will create a new gathering and art space on 0.43 acres adjacent to Goldman’s already world famous Wynwood Walls and Wynwood Doors.

PlusUrbia designed the space, which transforms vacant land at 260 Northwest 26th Street, to invite the visitors to immerse themselves in artistic expression. The Garden’s design serves to enable the display of great street art by incorporating sight lines that allow visitors to experience murals from various vantage points.  The angled benches, sloping planters and other elements create a perfect stage for artistic Wynwood "selfies."

Wynwood Walls Garden has opened for Art Basel Miami. The artistic garden will remain open after Basel, providing an oasis in the heart of the thriving mixed use Arts District. The Garden, a showcase for the Walls of Change installation,  features repurposed shipping containers, planters that also provide seating,  artistic concrete and a natural textures.

PlusUrbia Design’s Wynwood Neighborhood Revitalization District recently earned the American Planning Association’s 2015 Great Neighborhoods Award. The innovative plan supports Wynwood’s creative industries, with mixed-use development, walkable streets, transit corridors and open space. Goldman’s Wynwood Walls Garden is the fruition of the NRD’s intent to add open space to the world-renown arts District -- born of former industrial zone that had none.

The streets of Wynwood were packed on Tuesday evening with artists and visitors at the launch of Miami Art Week.

Wynwood Properties held a VIP opening event for Walls of Change, the debut of new murals at the Wynwood Walls. Artists Case, Crash, Cryptik, el Seed, Ernest Zacharevic, Fafi, Hueman, INTI, The London Police, Pichi & Avo, Magnus Sodamin and Alexis Diaz attended the commissioning of 14 new large-scale installations and murals.

Jessica Goldman Srebnick, CEO of Wynwood Properties, hosted the event, which opened to the public at 11 p.m. It was also a launch party for artist Peter Tunney’s exhibit “Wynwood Exposed” and artist Magnus Sodamin’s “Calm Before the Storm” exhibit and installation.

The Walls of Change event is part of Goldman Srebnick’s “Wynwood 2.0,” a slew of projects that includes breaking ground on an eight-story, 430-car garage with retail and office space. Also on the horizon: a mixed-use office, retail, residential and hotel project on Northwest 2nd Avenue between 27th and 28th Streets.

The Wynwood Walls, at 2520 Northwest Second Avenue, debuted in 2009, and has since spilled over into the Wynwood Doors. Goldman acquired the doors in August for $12 million, but erected the doors with the permission of the landowner in 2010.

Goldman’s father, Tony Goldman, has been credited with reviving Wynwood. Graffiti and more street art was being installed on a number of buildings this week, including Wood Tavern, which sold to a New York-based partnership in August for $12 million, and the building at 2545 Northwest Third Avenue, which is leased and managed by Metro 1.

ENJOYED A SNEAK PREVIEW OF WYNWOOD GARDEN

Without the Goldman Family, there would be no Miami Beach Art Deco District renaissance.

Center City Philadelphia wouldn't have a 13th Street Rebirth.

Parts of Manhattan would have been slower to renew.

And certainly, Miami's famed Wynwood would not be a world-famous arts district without the hard work of the late Tony Goldman and his entire family.

PlusUrbia Design is proud to have worked with the Goldmans and other stakeholders to create the Wynwood Neighborhood Revitalization District.

The firm also is proud to have designed Wynwood Garden, the next great open space, event space and home of mural art next to the famous Wynwood Walls and Wynwood Doors -- all thanks to the Goldman Family.

We checked out the progress -- and enjoyed the barrier-free paved access -- on the Thanksgiving weekend.
